I just realized--not only Extreme--but Gary hasn't even released music almost 10 years, which is by far his longest stretch. That was Hurtsmile's "Retrogrenade" in '14 and they didn't even tour (or mini-tour) in support of that one. And he's usually relatively active with other projects.
Well, except a Kanye West cover and this song:

He did record this in 2018...
“And what we have at our fingertips is arguably one of the greatest high tenor voices ever – that was in Michael Anthony. In our tiny little corner of the universe, that voice is as identifiable as the high voice in Earth, Wind & Fire, as identifiable as the high voice in the Beach Boys. Van Halen is an indelicate house blend of both – that’s intentionally. So I would always look forward to that reunion.” - David Lee Roth

At this point the whole band of Extreme should be put on a milk carton as missing. Quake is a good song I think it's only on the vinyl release.
edit: just checked they never even released the vinyl version of the album. it was announced but never released for some reason. I would have bought it. so Quake is only available digitally it's not on the CD.

More tour dates added. It says 2023, so at least the band isn't breaking up! A rock cruise.

As for the new album they have ready to be released is putting out albums in Japan even a thing for them anymore? They are pretty popular in Japan always have been. With every new Extreme record there was always some kind of Japanese exclusive. For their last album it was cause I have it an HMV exclusive CD with a sticker. The Japanese releases are always superior to USA pressings, love em. For WFTP there was a sticker version and fold out poster and bonus track Fair-Weather Faith. III Sides the sticker and extra 3 inch Don't Leave Me Alone CD. Pornograffitti I don't think has anything special with the exclusive. Their debut album a different cover. Their Pornografftti live tour a CD with an exclusive cover. The limited edition vinyl cover CD's from early 2010's that were super cool of four of their albums. I have most or all of that shit I listed. So yeah there has been many Extreme goodies coming out of Japan including Nuno's stuff away from Extreme which had exclusives with a bonus track. Might be a good starting point for them in putting the new album out it has been the trend almost with every Extreme album or Nuno related thing to see a Japan exclusive release first. Make them import it.

There is weird stuff going on in Extreme. The record has been 'done' for 4-5 years now...ready to be released. Then the band is breaking up and Nuno has material ready to go (assuming he referenced the Extreme CD)...but they're touring. Why not release it?? I mean, for the love of god - I know there isn't much $ in releasing new music in today's world - but surly it's got to be better financially to release something; they know they're going to get some sales - which would (help) offset any costs associated w/ the recording process.
Winners come and go; legends are forever.

Which is why I brought up the Japan market usually Extreme drops a new record in that market. If it's about finding a record label, etc which Nuno said in interviews they are a bigger band in Japan so they should drop the new album there and let fans import the CD, Vinyl versions. It's an Extreme tradition anyway to drop a new album in Japan. They shouldn't have any problem getting signed in Japan.
Definitely like you said weird stuff going on with the Extreme camp other than they are touring or want to tour (covid shit lately). It's really odd for a band to have an album ready for release and shelve it like they have for this long. I do hope they drop this new album sometime this year. At this point they should already be planning a quick followup album to expand their studio catalogue. However that's not how it works in the Extreme camp. They trend has been a new studio album every 15+ years, lol, and.
Put the record out guys, life is to short to take yourselves that seriously.

Maybe they just don't think it's worth the hassle to release it.. probably won't make anything off it, it won't get radio play. Only the 45+ die hard crowd will even care

If that is the case than what do they have to lose buy just throwing it up on iTunes Music or some streaming service without a label or as a Japan exclusive CD/Vinyl version. Nuno has this weird thing going where he wants the record released with a live tour so they can play it to the fans, etc stating Extreme is a live band, etc. I disagree only the 45+ die hard crowd will care they have more fans than just 40 year olds. Anyway you can't make new fans if you don't release new music. Extreme's last studio album released in 2008 and prior to that 1995. If they have no fans it's because they aren't giving them any new material to care about.

I hope that's the case. When he finally does retire, he'll fit right in as a candidate for POTUS.
