    Default county property tax bandits

    Can someone explain to me why I just had a market analysis for my house done (was thinking of relisting it after having given up) and the value had dropped yet again...to below the price I paid for this thing in 1996!!!!

    and yet my tri-ennial property tax appraissal value has just risen?

    in fact every property I own, residential, commercial, agricultural, and multifamily has risen in value 2 to 3 percent


    how can the county possibly justify this?

    the city needs a certain amount of money and this is simply divided by value of the households. if the money they need goes up by a higher % than your house went down then your taxes will still increase. if your assesment dropped it just means that your % increase it taxes would simply be lower than what it would be.

    I pay no attention to my assessment, as long as it's fair relative to all the other houses than it doens't really matter.

    In California you can file an appeal for re-assessment. You have to show how much you property has dropped in value and you have to show a recent appraisal or a list of prices of comparable properties. Don't know if that holds true where you're at but you can check with your county assessor, could save you some bucks in taxes.

    oh, I'm definitely filing appeals....everywhere in Ohio property values are dropping drastically, but ours are going up at least according to the county......I've yet to meet one person whose property assessment actually comes anywhere near the comp sales


    I'm just angry cause I just had a comp sales analysis and found that my house is now carrying a market value roughly $52,000 less than an offer I turned down a little over one year ago for being too low

    and my property taxes instead of going down next year to reflect this years drop in values, are scheduled to go up

    One local county here in NC, which just did a reevaluation (last done in '02), which in turn caused many local residents to soil themselves upon receiving their latest tax bill, explained it this way: they've been paying taxes on 2002 values, which means during the subsequent years of housing value increases, they were paying less than they could have been, so why should they bitch now? They should have gotten out when the getting was good.

    I'm poorly paraphrasing, but that was the gist of it. And it probably has no bearing at all on your situation, DH. But I have a feeling the powers-that-be will offer something similar. Common sense such as yours is scarce in virtually any level of government these days.
